10 STEPS TO BUYING A PROPERTY

  1. Sign a Buyer Representation Agreement - explains in writing the relationship between buyer & Realtor

  2. Connect with a Lender to get pre-approved.

  3. Discuss your goals in our Buyer Consultation.

  4. Select properties for showings + view properties

  5. Write a Purchase Offer for a home you love!

  6. Open escrow, deliver earnest money deposit

  7. Review title report, conduct home inspection, termite inspection, survey/staking property lines.

  8. Obtain mortgage financing - credit check, underwriting, appraisal, homeowners insurance

  9. Perform final walk through

  10. Get the keys!


BUYER CONSULTATION

During our Buyer Consultation we’ll discuss things like:

  • What kind of buyer are you? First-time home buyer, move-up buyer, second home or luxury home buyer, investor?

  • Are you considering a residential home, condo, vacant land, multi family home?

  • What areas or neighborhoods are you interested in living in?

  • Do you prefer a gated community or neighborhood with HOA or AOAO management?

  • How many bedrooms and bathrooms?

  • Do you need a home office?

  • Any criteria for lot size or interior square footage?

  • Do you want a yard, pool, ocean view, mountain view?

  • What is your price range and can you provide your pre-approval letter?

  • What is your lifestyle like? Is ocean access important to you? Do you need to be near amenities like restaurants and grocery stores?

  • What’s your ideal elevation?

  • Will you be commuting to work?

  • Do you have kids and need to consider school districts?

  • Do you need pet friendly properties?

FINDING THE RIGHT PROPERTY FOR YOU

Once we’ve identified what your real estate goals we’ll begin looking at:

  • Properties listed on the MLS

  • For sale by owner properties

  • Foreclosures

  • Off-market homes

  • New construction

    After viewing property it’s helpful to know things you liked or didn’t like, but the ultimate question I’ll need you to answer is, ‘can you see yourself living here?’.

    Once you’ve found the one, I’ll send you any additional information provided about the property, county records, comparable sales, and answer any questions or concerns you may have.

    After reviewing the information provided, it’s time to write and offer! You decide the purchase price from the comparable sales provided, we discuss contingencies, and we submit the offer with your pre-approval letter. Then we wait for the good news!
